River Ridge Commerce Center

The River Ridge Commerce Center is an industrial and commercial park being developed at the former Indiana Army Ammunition Plant along IN 62 in Clark County, Indiana. The INAAP Reuse Authority is the entity repsonsible for developing the property.
The Master Development Plan for the property includes a “Short-Term Development Plan” and a “Long-Term Development Plan.” The short-term plan represents the first 10 years of development. The initial development area will be that closest to existing infrastructure. This section is comprised of approximately 400 acres green field development area. The sites abut approximately 13,000 feet of frontage road along IN 62 near Gates 1 through 6 at the southern end of the short-term development area.
- Adequacy of utilities to serve the initial development area.
- General location of proposed utility extensions, relocations, and easements.
- General specifications for utilities construction (i.e. line size, composition, right-of-way, etc.
- General specifications for frontage road improvements (i.e. pavement width, alignment, composition, drainage, right-of-way, etc.
- Recommended locations for roadway intersections with IN 62.
- General layout and specifications for IN 62 roadway intersections (i.e. pavement width, composition, deceleration, acceleration lanes, right-of-way, drainage, etc.).
- Adequacy of storm water swales to accommodate the initial development area.
- Recommended storm water drainage improvements.
- General cost estimates for all proposed improvements (engineering, permits, construction, etc.).
- Identification of possible funding resources.
In addition, Qk4 has prepared a set of development guidelines for the site design criteria and set back requirements for the various patterns of anticipated.
